Project Management
Kala Saurabha Academy
Project Management Consultant for 550 crore projects for Kala Saurabha Academy, for performing arts like Music, Dance and Arts, Bangalore. The proposed building is in the shape of Rudra Veena.
A new concept has been introduces as SAPTHA SWARA YATR (SA, RI, GA, MA, PA, DA, NI).
A smaller versions at different centres.
BACKGROUND
Just like we have Char Dham Yatra, this project can be considered as a SAATH DHAM Yatra. We want to create a interlinked temple cum music cum business complex in seven locations in South India (Preferably one in each state like Karnataka, Kerala, Tamil Nadu, Andhra, Telangana, Maharashtra or Goa, Pondicherry)
In the final version, each Kshetra will represent one Swara as the primary one while all other Swaras will also be there.
The idea is to create a narrative in such a manner that any individual interested or connected to music will have to visit each of the Kshetra in the sequence of the Swara. Emphasis will be given to learners of music to start with Sa first and go progressively to the other Kshetra
Any person visiting and serious in music will have the opportunity to do the following three things
- Learn Music
- Teach Music
- Perform
Even though the initial focus is music, the Kshetra ill evolve to represent all Performing arts (Music, Dance, Drawing, etc.)
APPROACH
We are looking at involving people who believe that they have a divine calling and want to leave a legacy which will stand the test of time and be relevant in the centuries to come.
Accordingly, we want to suggest that the person or organization involving will be the owner of the land and the structures constructed (Except the Temple which can be a part of the Temple Trust or any such vehicle to be decided). There is no need to donate or offer the land. It will remain with the person or organization and the overall complex will work in a carefully designed business or commercial model for sustenance, returns, future expansion or whatever the objective.
There will be a coherent and logical approach to address legal, funding and accounting issues. There will also be a well thought of and accepted model for operation, revenue sharing, expenses sharing, investment, maintenance, receiving donations, receiving loans, etc,)
THE SEVEN ARCHITECTURES

REVENUE STREAMS

- Super Market
- Real Estate appreciation
- Social Club using membership model and offering affiliations.
Each of these streams can be operated through appropriate entities and the structure, shareholders, finance sharing ratios, operation systems, legal compliance, etc. will be evolved, documented, approved and implemented
INFRASTRUCTURE
