Project Planning and Scheduling
Develop a detailed project schedule, defining milestones, timelines, and deliverables.
Collaborate with the contractor to ensure alignment between the project plan and execution strategy.
Establish realistic timelines to ensure project completion on schedule.
Design Coordination
Review project designs and ensure they align with project objectives and technical requirements.
Coordinate between architects, engineers, and other stakeholders to address design-related queries.
Procurement Oversight
Assist the contractor in creating procurement schedules and tracking material delivery timelines.
Verify that all materials procured meet the project specifications and quality standards.
Quality Assurance and Control
Develop and implement a robust Quality Assurance Plan (QAP)
Monitor the contractor's adherence to quality standards and specifications during execution.
Conduct regular site inspections to identify and rectify quality deviations.
Progress Monitoring
Track project progress against the planned schedule and provide updates to stakeholders.
Identify and address any delays or risks that may impact the project timeline.
Ensure corrective actions are implemented promptly in case of deviations.
Cost Management
Monitor the project budget to ensure financial control and avoid cost overruns.
Review and validate contractor billing and payment applications.
Provide cost variance reports to stakeholders.
Risk Management
Identify potential risks associated with project execution and recommend mitigation strategies.
Monitor risks throughout the project lifecycle and adjust the mitigation plan as necessary.
Contract Administration
Review and interpret contractual obligations of the contractor.
Ensure that the contractor adheres to contract terms and conditions.
Provide guidance to resolve contractual disputes, if any.
Handover and Closeout
Verify the completion of all project deliverables as per the defined scope and quality standards.
Ensure all necessary documentation, including as-built drawings and operation manuals, are handed over.
Conduct a final review and facilitate project closeout with the client.
Exclusions
Execution Responsibility: The physical execution and construction activities are solely under the contractor's scope.
Direct Procurement: The procurement of materials, equipment, and resources required for execution is not included in the PMC scope.
Subcontractor Management: Selection, appointment, and direct management of subcontractors are the responsibility of the contractor.
Labor Deployment and Supervision: Deployment, supervision, and management of labor on-site are not part of the PMC scope.
Construction Equipment Supply: Provision and maintenance of construction equipment and machinery are excluded.
Permits and Approvals: Obtaining statutory permits, licenses, and regulatory approvals is the contractor’s responsibility.
Utilities and Site Setup: Setting up utilities such as electricity, water, and temporary facilities for construction purposes is excluded.
Execution-related Claims and Disputes: Direct resolution of claims and disputes between the contractor and subcontractors or suppliers is not included.
Financial Responsibilities: Cash flow management, project accounting, and payroll for labor or staff are excluded. Payments to labor, subcontractors, and suppliers are the sole responsibility of the contractor. Handling taxes, insurance, and other financial obligations related to project execution are not part of the PMC scope.
